The district spans a genuinely wide geography — from the Ganges in the east to the Yamuna in the west, and from the Terai plains in the south to the Great Himalaya in the northwest — and includes Rishikesh, Mussoorie, Landour and Chakrata within its six tehsils.

Real listing data shows the range clearly: Doon Valley periphery plots trade anywhere from ₹15,000–30,000 per sq yard for residential-scale parcels, while larger multi-acre holdings (Landwakot, Central Hope Town) have traded at ₹3.2–7 crore per acre. This is genuinely premium land, not an entry-level corridor play.
