District overview

Bharatpur โ€” an NCR district at the end of a planned expressway

Bharatpur is a Rajasthan district that the Union Housing Ministry lists wholly within the National Capital Region, with eight tehsils: Bharatpur, Bayana, Weir, Bhusawar, Rupbas, Rudawal, Uchain and Nadbai (Gazette of India, 2 July 2026). Its 2023-24 reporting area is 2,91,298 hectares, about 2,913 sq km (Directorate of Economics and Statistics). The older industrial profile gives about 5,071 sq km and 21,01,142 people at Census 2011, but that is the district before Deeg was separated (MSME industrial profile).

We publish no per-acre price band for Bharatpur. No district rate series or registered-deal data could be traced, and listing-site asking prices cannot be linked to registered deals. The statewide DLC revisions are the only dated reference: up to 50% for irrigated rural land in December 2024 (Patrika, December 2024), about 10% in April 2026 and 5% to 49% in listed areas from 3 August 2026 (Patrika, August 2026). We found no Bharatpur village list for the August revision.

Bharatpur is irrigated farmland with a mining edge. Net irrigated area was 96.24% of net sown area in 2023-24, with rapeseed-mustard on 43.48% and bajra on 33.41% of cropped area (Directorate of Economics and Statistics). The planned 342 km Beawar-Bharatpur expressway would end at NH-21 in the district (Patrika, April 2026), but we found no Bharatpur-side alignment, village list or acquisition notice.

The surcharge cap was raised from 10% to 20% by the Rajasthan Stamp (Amendment) Bill, 2018 (PRS, Bill 18 of 2018; The Tribune, September 2018). The rate notified today is not confirmed, and the base stamp duty and registration fee for a sale deed could not be traced, so none is quoted. Deeds are registered through the Registration and Stamps Department's ePanjiyan system (NeGD listing). DLC rates were raised by up to 50% for irrigated rural land in December 2024, with agricultural registration moving to hectares (Patrika, December 2024), by about 10% in April 2026 and by 5% to 49% in listed areas from 3 August 2026 (Patrika, August 2026). Since July 2024 Rule 57 of the Stamp Rules lets the registering officer inspect the land and value open land and structures separately (TeamLease RegTech, July 2024). We found no Bharatpur village-level DLC list, so no district rate is quoted. Take the current schedule from the Sub-Registrar.

Statewide DLC revisions

Up to 50% (Dec 2024) ยท +10% (Apr 2026) ยท 5-49% in listed areas (3 Aug 2026)

DLC rates for irrigated rural land rose by up to 50% in December 2024 and agricultural registration moved to hectares (Patrika, December 2024). Rates rose about 10% in April 2026 and by 5% to 49% in listed areas from 3 August 2026 (Patrika, August 2026; the report is not in English). We did not find which Bharatpur villages were listed.

Asking prices

No sourced price series

Listing-site asking prices for Bharatpur could not be traced to registered deals, so none are shown. The DLC rate is a registration floor, not what a seller will accept.

Check: registered sale deeds in the same revenue estate before negotiating.

Irrigated farmland

Net irrigated 96.24% of net sown area (2023-24)

Net sown area was 2,10,957 hectares and net irrigated area 2,03,027 hectares; gross cropped area was 3,44,762 hectares, with 1,33,805 hectares sown more than once (Directorate of Economics and Statistics).

Check: the water source for the parcel and the borewell yield.

NCR status and the expressway end

NCR listing (2 Jul 2026) ยท expressway terminus at NH-21

The district's NCR listing and the planned expressway terminus are the two headline facts (Gazette of India; Patrika, April 2026). Neither comes with a sourced price effect for Bharatpur, and no Bharatpur acquisition notice was found.

Check: the khasra against the alignment and the NCR zoning before paying a premium.

Units: acres and hectares

Rajasthan land is sold in local units that vary by district and tehsil, so convert every quote into acres or hectares and confirm the share of the khasra being sold. Agricultural registration in the state moved to hectares in December 2024 (Patrika, December 2024). Ask the patwari which local unit a seller means.

โ›๏ธ Mining and brick clay

The older industrial profile puts about 2.5% of the then district under mines and minerals, 12,737 hectares, with silica sand, soapstone, brick clay, millstone and quartzite; mineral areas were concentrated in Bayana, Kama, Weir, Bhusawar, Deeg, Rupbas and Bharatpur (MSME industrial profile). Kama and Deeg now sit in Deeg district. Ask whether a lease or quarry covers or adjoins the land.

  • Soapstone
  • Brick clay
  • Quartzite

๐Ÿ’ง Water & rainfall

IMD's June-September normal for east Rajasthan is 626.6 mm, against 435.6 mm for the state (IMD Jaipur, 2025); no Bharatpur rainfall figure was read. CGWB's 2024 report lists Bharatpur among districts with sporadic samples above limits for electrical conductivity, fluoride, nitrate and uranium, and gives statewide extraction of 149.86% with 214 of 302 units over-exploited; we found no Bharatpur unit table (CGWB, 2024). Test the borewell water for the parcel and check yield and permission.

๐Ÿ“ Measurement units

Rajasthan local land units vary by district and tehsil, so convert every quote to acres or hectares before comparing offers. Mandi prices are published on the national agricultural marketing portal, which was not opened for this page; price a parcel on its water, access and permitted use rather than on crop yield.

District report โ€” Bharatpur

Farmland India view

Why investors look at Bharatpur

Five reasoned points, with an honest note that the price evidence is thin and the catalysts are pending.

A district inside the NCR

The 2 July 2026 notification lists the whole district in the National Capital Region. That is a planning status, and we found no sourced price effect or zoning rule.

An expressway that ends here

The Beawar-Bharatpur expressway is planned to end at NH-21 in Bharatpur, but acquisition is reported only in other districts. No Bharatpur alignment was found.

Irrigated, mustard-heavy farmland

Net irrigated area is 96.24% of net sown area and mustard takes 43.48% of cropped area. Farm income is real but depends on a working water source.

Local road upgrades at DPR stage

Three Bharatpur works were announced in February 2026. They are at announcement or DPR stage, so they are optionality, not delivery.

A market that rewards paperwork

With NCR zoning, Keoladeo eco-zone, mining and DLC questions all parcel-specific, a buyer who documents each one is better placed than one relying on a broker summary.

Confirm khatedar class, NCR zoning, eco-zone status and Section 90A conversion directly; these are not certified by Farmland India's review.

STRAIGHT TALK

Risks & challenges in Bharatpur

Read these before shortlisting in Bharatpur specifically.

NCR zoning unknown

The district is listed in the NCR, but we found no zoning map or rule for farm or non-agricultural use. Ask the District Town Planner how the khasra is zoned.

Keoladeo eco-zone

The tribunal asked for the final eco-sensitive zone notification in March 2019, and we did not see it. Ask the Forest Department whether the village is inside the zone.

Expressway alignment risk

If a village is later notified for the Beawar-Bharatpur expressway, Collectors in other districts have barred sale, registration and land-use change. No Bharatpur village list was found.

Mining and brick-clay land

Silica sand, soapstone, quartzite and brick clay are recorded in the older profile. Ask whether a lease or kiln covers or adjoins the land.

District-boundary confusion

Deeg was separated in 2023. Older documents describe the larger Bharatpur, so check which district and Sub-Registrar office a village falls under.

Tribal-land sale bar

Section 42 voids a sale of khatedari land by an SC or ST member, including the Saharia tribe, to someone outside the community. Establish the seller's community before any advance.

No sourced price series

We use no listing-site prices for Bharatpur, and DLC rates are only a floor. Collect registered comparables before negotiating.

Who to contact

Local revenue, planning & forest offices

Mutation and revenue-record matters go through the Tehsildar of the relevant tehsil (Bharatpur, Bayana, Weir, Bhusawar, Rupbas, Rudawal, Uchain or Nadbai, per the July 2026 notification), under the District Collector. Sale-deed registration is handled by the Sub-Registrar under the ePanjiyan system, which feeds eDharti land records for agricultural deeds (NeGD listing). Conversion of rural agricultural land is decided by the Tehsildar, Sub-Divisional Officer, Collector or State Government depending on use and size (Rule 9, 2007 rules, 2019 compilation). The District Town Planner is the office to ask about NCR zoning, and the Forest Department about the Keoladeo eco-zone. The Revenue Department portal and ePanjiyan were not opened, so take office locations and jurisdiction maps from the department directly.

What does agricultural land cost in Bharatpur?

We publish no per-acre band for Bharatpur because no district rate series could be traced and listing-site asking prices cannot be linked to registered deals. The only dated reference points are statewide: DLC rates rose by up to 50% for irrigated rural land in December 2024 (Patrika), about 10% in April 2026 and 5% to 49% in listed areas from 3 August 2026 (Patrika, August 2026).
