Terms of Service

Farmland India is a marketplace and information platform. We enable Users to discover, list, and enquire about farmland, agricultural land, individual land parcels, and developer projects across India.

Where a Listing is required to be registered under RERA (for example, plotted residential developments), the responsibility for such registration and compliance rests entirely with the Developer, not with Farmland India. Farmland India does not verify RERA registration status beyond what is disclosed to us by the Developer, and Users are strongly advised to independently verify RERA status before making any payment or commitment.

• You must be at least 18 years of age and legally competent to enter into a binding contract under the Indian Contract Act, 1872 to use the Platform.
• You agree to provide accurate, current, and complete information when registering or submitting an enquiry, and to keep such information updated.
• You are responsible for maintaining the confidentiality of any account credentials and for all activity that occurs under your account.
• Farmland India reserves the right to refuse registration, or to suspend or terminate an account, at its discretion where these Terms are violated or where fraudulent, misleading, or abusive conduct is suspected.

By using the Platform, you agree that you will not:

• Submit false, misleading, or fraudulent information in any Listing, enquiry, or communication.
• Use the Platform to circumvent Farmland India's facilitation process for the purpose of avoiding applicable fees, where such fees are properly disclosed.
• Scrape, harvest, or extract data from the Platform using automated means without our prior written consent.
• Misuse contact details obtained through the Platform for any purpose other than the specific enquiry or transaction for which they were shared, including unsolicited marketing.
• Upload content that infringes the intellectual property, privacy, or other rights of any third party, or that is unlawful, defamatory, or fraudulent.
• Attempt to interfere with, disrupt, or gain unauthorised access to the Platform's systems.

Developers and individual sellers are solely responsible for the accuracy, legality, and completeness of the information, documents, images, and pricing they submit for any Listing. Farmland India applies an internal review process for Listings marked "Farmland India Reviewed," described on our Trust explainer page, but this review does not constitute independent legal title verification, a survey, or a guarantee of any kind.

Listings in the "Directory" tier are published without the "Farmland India Reviewed" badge and represent unreviewed, self-declared information from the Developer or seller. Users must exercise their own due diligence before relying on any Listing, whether Reviewed or Directory tier.

Farmland India reserves the right to edit, reject, suspend, or remove any Listing at its discretion, including where information appears inaccurate, non-compliant, or where required fees remain unpaid.

Prices displayed on the Platform are as declared by the Developer or seller and are indicative, not binding, unless separately confirmed in a written agreement between the buyer/investor and the Developer/seller. All advertised prices carry a "+*" postfix to indicate that additional charges (such as registration, stamp duty, applicable taxes, or development charges) may apply and are not included in the displayed figure. Where a Developer has opted for "Price on Request" display, pricing is shared directly by the Developer upon enquiry.

Farmland India may charge Users platform facilitation fees for services including, without limitation, lead unlocks, developer subscription plans, and premium placement, as described in our Facilitation Fee Disclosure. Applicable fees are always disclosed before you make a payment.

All online payments on the Platform are processed through our third-party payment gateway partner, Razorpay. Farmland India does not store your payment card, UPI, or net-banking credentials. Use of the payment gateway is also subject to Razorpay's own terms and privacy practices.

Refunds, where applicable, are governed by our Refund Policy.

All content on the Platform — including the Farmland India name, logo, design, text, graphics, software, and the compilation of Listings — is the property of Bulk Procure Private Limited or its licensors and is protected under applicable intellectual property laws, including the Copyright Act, 1957 and the Trade Marks Act, 1999. You may not reproduce, distribute, modify, or create derivative works from any part of the Platform without our prior written permission.

Content submitted by Developers or sellers (such as project images, brochures, and descriptions) remains the property of the submitting party, who represents and warrants that they hold the necessary rights to publish such content and grants Farmland India a non-exclusive, royalty-free licence to display it on the Platform for the purpose of the Listing.

The Platform may contain links to, or integrate with, third-party websites or services (including WhatsApp, Razorpay, mapping services, and analytics providers). Farmland India does not control and is not responsible for the content, accuracy, or practices of any third-party service. Your use of such services is at your own risk and subject to their respective terms.

The Platform and all Listings, content, and information made available through it are provided on an "as is" and "as available" basis, without warranties of any kind, whether express or implied, including but not limited to warranties of accuracy, completeness, merchantability, fitness for a particular purpose, or non-infringement. Farmland India does not warrant that the Platform will be uninterrupted, error-free, or secure. Further detail is set out in our Disclaimer, which forms part of these Terms.

To the maximum extent permitted under applicable law, Bulk Procure Private Limited, its directors, officers, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profit, revenue, data, or goodwill, arising out of or in connection with your use of the Platform, any Listing, or any transaction between Users, even if advised of the possibility of such damages.

In no event shall Farmland India's aggregate liability arising out of or relating to these Terms or your use of the Platform exceed the total facilitation fees, if any, paid by you to Farmland India in the twelve (12) months preceding the event giving rise to the claim.

You agree to indemnify and hold harmless Bulk Procure Private Limited and its directors, officers, employees, and affiliates from and against any claims, liabilities, damages, losses, and expenses (including reasonable legal fees) arising out of or in any way connected with your use of the Platform, your violation of these Terms, or your violation of any rights of a third party, including in relation to any Listing you submit or any transaction you enter into with another User.

Farmland India may suspend or terminate your access to the Platform, with or without notice, where we reasonably believe you have violated these Terms, engaged in fraudulent or abusive conduct, or where required to comply with applicable law. You may stop using the Platform and request closure of your account at any time by writing to us. Provisions of these Terms that by their nature should survive termination (including intellectual property, disclaimers, limitation of liability, and indemnification) will continue to apply.

These Terms are governed by the laws of India. Subject to the paragraph below, the courts at Delhi shall have exclusive jurisdiction over any dispute arising out of or in connection with these Terms or your use of the Platform.

Before initiating any court proceeding, the parties agree to first attempt to resolve the dispute amicably through good-faith negotiation, and where that fails, through mediation. Nothing in this clause prevents either party from seeking urgent interim relief from a competent court.

We may revise these Terms from time to time to reflect changes in our services, legal requirements, or business practices. The "Effective date" at the top of this page indicates when these Terms were last revised. Material changes will be notified through a notice on the Platform. Your continued use of the Platform after any revision constitutes your acceptance of the updated Terms.
