Sub-area overview

Doraha — a GT Road farm-belt town on Ludhiana's eastern edge

Buying land in Doraha means buying in a small town on the Delhi–Amritsar GT Road corridor in the east of Ludhiana district, where farm villages run right up to the town and the highway. The land around it is flat, canal-and-tubewell-irrigated wheat and paddy country of the central Malwa plain, sold by the acre for farming and by the sq yd or marla once it has been cut into plots. It is a land-banking and commuter edge of Ludhiana rather than a destination market.

Farmland India's estimate* for farm land around Doraha is ₹1–2.5 crore per acre*. Prices inside one Ludhiana district vary widely, so do not apply a city or ring-road figure to Doraha.

What a buyer can do is test a parcel against the rules that apply across Punjab. Check that the khasra is not Shamlat Deh, that any plot sits in a licensed colony, and that the land use matches your plan. Read the Ludhiana district page for district-wide context, the sibling Samrala page for the other Ludhiana tehsil on this list, and the state-wise land laws guide for the legal frame.

Connectivity

How Doraha connects

Doraha sits on the main Delhi–Amritsar road and rail line, so access is its strongest point.

Read this before relying on distances

We did not find route-checked distances or travel times from Doraha to Ludhiana, Chandigarh or the airports, so none is given. The freight corridor and the highway pass through the wider belt, but we could not confirm a freight station, an interchange or a service road at Doraha itself. Check the actual access to your parcel on the ground: a link road that floods or ends at a canal is worth less than a plot on a metalled road.

Eastern Dedicated Freight Corridor

The Eastern DFC serves the Ludhiana–Ambala belt. NICDC lists a New Rajpura station on it for the Rajpura-Patiala manufacturing cluster, which shows the line runs through this part of Punjab. We could not confirm a station, terminal or logistics site at Doraha, so treat any freight-based land pitch as unproven.

Delhi–Amritsar–Katra Expressway

Our Punjab state page calls it the biggest connectivity catalyst for the state's northern districts and says it cuts travel time across the Doaba belt. We did not read a village-level alignment, so we cannot say whether it touches Doraha. Do not price a parcel on an expressway that you cannot find on the alignment map. The Ministry of Road Transport told the Rajya Sabha (PIB, 7 February 2024) that the 669 km corridor was under implementation; NHAI's 1 March 2026 list still shows Phase-II Package XIII (Gurdaspur–Balsua) as balance for award.

Punjab land pooling policy 2025

Punjab's land pooling policy was notified on 4 June 2025 (amended 25 July 2025) and, per press reports, withdrawn by a notification dated 14 August 2025; GMADA's policy page has not been updated, and The Tribune reports later revised versions (November 2025, April 2026). We did not check whether any Doraha village was named in it, so the point is a caution rather than a finding. Ask for any village-level notice on the survey number.

Agriculture & terrain

Soil, crops & water in Doraha

Doraha's farmland is flat Malwa plain; we found no reviewed crop mix or water figure for the tehsil, so use parcel records.

Soil & crops

We found no reviewed crop mix or soil survey for Doraha. The surrounding Ludhiana plain is wheat-paddy country with assured canal and tubewell irrigation (our Punjab state page), but that is a district-level statement. Check the khatauni land-use entry and ask for a Soil Health Card report. Data: Soil Health Card portal.

Water

Punjab's groundwater is the real constraint: CGWB classes most blocks as over-exploited, and decades of paddy have lowered water tables. We did not find the Doraha block category. Look it up on CGWB and ask how deep the nearest working borewell is.

Mandi price reference

Wholesale prices for wheat and paddy are published on Agmarknet. We have not confirmed which regulated market serves Doraha best; Khanna, a nearby GT Road town, is commonly cited as a large grain market but we did not check the distance or the arrival data.

Micro-market report — Doraha

Farmland India view

Why buyers look at Doraha

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

On the main Delhi–Amritsar corridor

The GT Road and the main rail line pass Doraha, which keeps the town connected to Ludhiana and Ambala without a new project.

Entry cost outside Ludhiana city

District-level prices show a wide spread, and village land far from the ring road is the cheaper end. Our Doraha estimate* is ₹1–2.5 crore per acre*, so confirm by parcel.

Assured-irrigation farmland

Canal and tubewell irrigation supports a conventional wheat-paddy income while a buyer waits.

Plain, simple geometry

Flat plots on link roads are easy to survey and fence, and large holdings are common in the plain.

Listing data is not legal advice. Confirm title, land use and eligibility with the sub-registrar.

STRAIGHT TALK

Risks & challenges specific to Doraha

Specific to this micro-market, beyond the Ludhiana district and Punjab-wide points.

Prices are estimates

The band on this page is an estimate*, not a registered rate. Do not accept a seller's per-acre figure without the sub-registrar's collector rate and two recent registered sale deeds from the same village.

Industrial and highway edge

Land beside the GT Road or near industry may be zoned or notified differently. Ask which zone the master plan or the colony layout gives the survey number.

Flood and drainage

The 2025 floods affected all 23 Punjab districts, according to the Rangla Punjab portal of the Punjab government; the Ministry of Home Affairs reported 40 deaths and 14,065 houses damaged in Punjab as of 27 November 2025. No official district ranking was found, so absence from a press list clears nothing. Ask neighbours and the revenue office for the village's flood and waterlogging history, and check how rainwater leaves the parcel. We found no village-level flood map for Doraha.

Land pooling policy

Punjab's land pooling policy was notified on 4 June 2025 and amended on 25 July 2025 (GMADA). Press reports say it was withdrawn by a notification dated 14 August 2025, but GMADA's policy page has not been updated. The Tribune reports an optional revised policy in November 2025 and an enhanced package in April 2026; we have not read an official text of either. Ask the revenue office whether any village-level notice, acquisition or pooling plan has been issued for the survey number before you pay.

Unauthorised colonies and PAPRA

Plots sold in colonies without approval are the most common trap near Punjab towns. The 1995 plot and apartment regulation Act (PAPRA) requires licensed colonies, and The Tribune reported that the High Court struck down the 2024 NOC waiver in April 2025; we have not read the order. Ask for the colony licence and the NOC before paying any advance, and treat a plot sold from a farm field as unapproved until shown otherwise.

CLU before you build

Agricultural land stays agricultural until the competent planning authority grants a change of land use (CLU). An application receipt is not permission. We did not check Punjab's current CLU fee schedule, so ask the authority for the written fee and the zone shown in the master plan before you price a parcel for any non-farm use.

Groundwater

CGWB's Punjab report of December 2024 put the state's stage of groundwater extraction at 156.87% and classed 115 of 153 assessment units as over-exploited. Look up the block category on the CGWB portal and ask neighbouring farmers how deep borewells now go before you pay an irrigated-land rate. We did not find a block category for this tehsil in the sources we read.

Shamlat Deh and power of attorney

Village common land (Shamlat Deh) cannot be sold, whatever a seller claims. Match every khasra against the seller's jamabandi on the Punjab land records portal, and treat a power-of-attorney sale (common with diaspora owners) as valid only if the power is registered and authorises sale.

Who can buy

Section 4 of the Punjab Land Reforms Act 1972 limits how much land a person or family may hold; we found no clause in it limiting who may buy, so we found no non-agriculturist bar for non-Shamlat land. Under Section 4(2) the permissible area is 7 hectares of two-crop irrigated land, 11 hectares of one-crop irrigated land and 20.5 hectares of barani land, with an overall cap of 21.8 hectares for mixed land and family allowances above five members. Confirm with a Punjab revenue lawyer. NRIs and OCIs cannot buy agricultural land, plantation land or a farmhouse under FEMA, so this page is not a route for them.

Stamp duty and registration

Stamp duty, cess and a 1% registration fee (capped at ₹2 lakh) apply; the combined rate differs for urban and rural land and for women buyers, so confirm the current rate with the Sub-Registrar. Collector rates were raised in August 2024 (Patiala up to 100% in places) and by 5% to 50% in 12 districts by August 2025; a further statewide rise was put on hold in August 2025 (The Tribune). Confirm the current collector rate with the Sub-Registrar.

Can I buy agricultural land in Doraha?

Yes if you are an Indian citizen: we found no clause in Section 4 of the Punjab Land Reforms Act 1972 limiting who may buy non-Shamlat land, though the ceiling and FEMA limits for NRIs apply. Match the khasra to the jamabandi to rule out Shamlat Deh first.
